Services and prices
We design and build single-family houses within 60 km of Kraków. Every stage has a fixed price in the contract, and you pay for it only after it has been approved.

2025 prices, excluding the lot, utility connections and furniture. We write the exact price of every stage into the contract after the concept.

At the meeting we turn this rough figure into a cost estimate for your house.
What the price includes
- A site manager and a construction log you can follow as it happens, with entries and photos.
- All materials and labor in each of the seven stages, debris removal, scaffolding.
- Stage approvals with your inspector and reports from the building systems tests.
- As-built documents and the notice of completion.
- A five-year warranty on the structure, roof, windows and building systems.
What the price does not include
- The lot, utility connections and official fees.
- Loose furniture, appliances and decorative lighting.
- Design changes after the contract is signed (we price them separately, before the work).
Questions
Can the price go up during construction?
No. The price of each stage in the cost estimate becomes the price in the contract. It changes only if you change the design.
When do I pay?
After each stage is approved, once the site manager and your inspector have signed the report. Before work starts, you pay only for the design.
How long does construction take?
We build a house of about 180 m² in 10–12 months, with a winter break. The calculator shows the time for each stage.
Can you build a house to someone else’s design?
Yes. First we check the design and the lot, then we price the build in the same stages.
